Leasing Specialist - Aria Apartments
LEASING SPECIALIST COMPENSATION; Our Leasing Specialists make on average between $40,000 and $55,000 per year. Compensation consists of base hourly rate plus bonus per lease and renewal signed.
THE LEASING SPECIALIST POSITION: Real Equity Management is looking to hire a full-time Leasing Specialist, for our non-student apartment complex Aria. You will focus heavily on leasing activities with new residents as well as working with current lease renewals. This position will typically work Monday through Friday, 9:00am to 5:00pm or 11am to 7pm. Additionally, you will participate in a Saturday shift rotation, working 1-2 Saturdays per month from 10am to 5pm.
THE LEASING SPECIALIST RESPONSIBILITIES:
- Responsible for the entire lease signing and renewal process from start to finish
- Qualifies prospective residents by covering all criteria (ask questions; utilize completed guest cards, etc.).
- Develops relationships with potential residents from first interaction through lease signing while practicing a consultative sales approach.
- Takes charge of follow-up process for prospects that did not immediately sign a lease and successfully determines next-steps depending on situation
- Keep meticulous notes and records of all telephone and in-person visits on guest cards and in Entrata.
- Assists with the move-in, move-out inspection process as needed.
- Process applications for approvals. (i.e., credit check, rental history, etc.) and submit processed applications to the Community Manager for approval.
- Maintains excellent working knowledge of property, amenities and community.
- Participate in outreach marketing activities on a regular basis to obtain prospective residents.
- Assist in placing, removing/updating banners, balloons, bandit signs, flags, etc.
- Distribute newsletters, pamphlets, flyers, etc.
- Assist with market surveys by shopping competitive communities.
- Assist in planning and attend resident functions to ensure event success.
- Secure new resident’s signature(s) on appropriate paperwork prior to move-in.
- Orient new residents to the community upon move-in.
- Distribute and follow-up on renewal notices, creating a sense of urgency to re-sign lease.
- Listen to and resolve resident requests, concerns and comments.
- Ensure all maintenance repairs are handled satisfactorily by contacting residents with completed Service Requests on a weekly basis.
- Quickly complete maintenance Service Request and inform the maintenance team.
- Answer questions for residents about community, repairs, rent, rules, etc. Follow up on a timely basis if unable to respond to residents on all matters.
THE LEASING SPECIALIST QUALIFICATIONS:
- PREFERRED: Bachelors degree
- REQUIRED: Previous experience with customer service and sales or retail.
- REQUIRED: Able to work Monday through Friday from 9am to 5pm or 11am to 7pm.
- REQUIRED: Able to participate in Saturday schedule rotation.
- Outgoing and extroverted personality
- Competitive, and self-motivated!
